Shapes:

Rectangle or Square shape plots are recommended by Maya. Other shapes are not advisable.

exalted/debilitated(UCha/Neecha):

Depending on slopes of the land, Kshetram has been classified into four categories:

UTTARA PRANAVAM  :  Land for which there is a slope in North side.
Pragnyanam pranavam:  Land for which there is a slope in East side.
Purvavanatanam             : Land for which there is a slope in East side.
Prak pranavam                 : Land for which there is a slope in East side.

According to KaliDas( famous sanskrit poet), If a land has slope towards East and North, then its good one. Depending on the slope of a land, results are predicted as follows.

If there is a slope in East side, then Owner will be rich in money and food (Dhana Dhanya samrudhi)
If there is a slope in North side, then  Owner will enjoy all sort of luxuries (asta aiswarya)
If there is a slope in South side, then Owner will face fear of death (Apamruthyu bhayam)
If there is a slope in West side, then Owner will suffer from loans (Runagrastha)


Categorizing streets:

GowVeedhi: In this street, slope will be from west to east. water flows from west to east. Owners/Residents staying in this street will be good in their fortune.

GajaVeedhi: In this street, slope will be from South to north. water flows from south to north.Owners/Residents staying in this street will be good in their fortune.

DhanaVeedhi: In this street, Slope will be from South-west to North-East. water flows from south-west to north-east. Owner/Residents staying in this street will he rich and famous.

GajaPrushtram:  In this street, East, North and North east will be in slope. This is also a good sign.

KurmaPrustham: In Sanskrit,Kurma means tortoise. If there is a slope in all four directions, then it is said to be KurmaPrustham. Some Vaastu experts recommends this sort of house. But Maya does not recommend this sort of house. So its good to avoid this sort of land.

Other streets having slope in different direction other than mention in above paragraphs are not recommended.

Measuring the house perimeter:

There is a popular teminology in Vaastu i.e. Ayam. In Sanskrit, Ayam means Profit.(Vyam means loss or expenditure) . MayaBrahma has given a formula to calculate Ayam of an house in the following manner.

Multiply lengths and breadths of the house (say X), multiply it with 3(3X) divide the result with 8.

If the resultant reminder is 1, then It is said to be  DWAJA AYAM
If the resultant reminder is 2, then It is said to be  DHUMA AYAM
If the resultant reminder is 3, then It is said to be  SIMHA AYAM
If the resultant reminder is 4, then It is said to be  SWASA AYAM
If the resultant reminder is 5, then It is said to be  VRUSHA AYAM
If the resultant reminder is 6, then It is said to be  KHARA AYAM
If the resultant reminder is 7, then It is said to be GAJA AYAM.
If the resultant reminder is 8, then It is said to be  KAKA AYAM

If the reminder is 1,3,5,7 then its specious for residence.

It also been said by Mayabrahma that
DWAJA AYAM is good for karkataka, vruschika and meena rashis.
SIMHA AYAM is good for vrushabha kanya and makara rashis.
VRUSHA AYAM is good for mesha simha and dhanu rashis.
GAJA AYAM is good for tula midhuna and kumbha rashis.
